Seller Agency
Over my years in the real estate profession, I have been fortunate to have represented many sellers of some of the finest ranch, farm, and sporting property available. Through this process, in some cases, friendships and long-lasting working relationships have been established, and I have sometimes handled the sale and resale of a particular property two or three times for different owners. I would like to believe that this is indicative of a certain degree of professionalism, experience, knowledge, and diligent work ethic, as well as a consistent record of positive results.
I have developed an extensive well-qualified buyer base over time, and am constantly looking for quality recreational property to market and sell. I generate concise marketing plans, which include the incorporation of informative brochures and videos, advertising my property inventory in many fine genre-oriented publications, websites, multiple listing service and marketing groups, and fully encourage and cooperate with other real estate brokerage firms who may have prospective purchasers for my offerings.

Buyer Agency
A common misconception held by many prospective purchasers of real estate, is that in the process of buying a property that is listed by a particular broker, all showings and potential offers must be handled exclusively by the listing broker. While buyers can, and often do proceed in a real estate transaction in this fashion, many buyers in the know often elect to designate their own broker to exclusively represent their sole interests in a real estate transaction, through an agency relationship known as Buyer Agency or Brokerage.
Buyer Agency is a contractual agreement between a prospective purchaser and a licensed real estate professional where the terms of representation, i.e., length of employment, compensation details, and expectations from both parties, are specifically addressed in writing. Buyer Agency does not necessarily require that the buyer monetarily compensate the Buyer Broker for their services, and in fact, in most cases where the subject property is listed, the Buyer Broker is paid a percentage from the selling office fee after the successful close of the transaction.
Buyer Agency offers a number of advantages to the purchaser. Of paramount importance is the fact that this agency relationship affords the buyer exclusive representation by a skilled and knowledgeable real estate professional, where all property investigations and subsequent transaction negotiations are conducted with the best interests of the buyer in mind. Within certain limitations, a Buyer’s Agent can disclose to the buyer details concerning the market history of a property including past showings, previous offers, and useful information about the seller. Additionally important is the fact that Buyer Brokerage facilitates the concept of a one-on-one relationship between the buyer and real estate agent or broker. Rather than a buyer dealing with numerous agents, everything can be channeled though one person. An efficient, trust-based relationship can be established where the agent understands the exact purchasing criteria of the buyer, making the entire process less time consumptive and much more productive overall.
I am constantly watching the market as it pertains to recreational property. I try to keep well informed of what other companies are marketing, and often times know about property that may not be on the market, but might be available for purchase under the right set of circumstances. I also spend a considerable amount of time previewing property, which allows me to give feedback and purchase recommendations to my buyers, based on first-hand, on-site inspections. I have spent years fishing and hunting in this part of the world, and can make valuable recommendations on sporting oriented property based on extensive “in-the-field” experience. My goal is always to give my clients several options, but to ultimately focus on the best purchase opportunity based on my buyer’s property resource requirements and financial guidelines. |
